Don’t have a rental home yet? That’s fine! We hand pick the best vacation homes in Utah based on our decade of experience in the Utah market, and your wants and needs for the property. However, if you already have a home, the first step is to see if it can perform in the short term market. This is dependent on it’s location, features, and up-to-dateness.

Step 2:

Once your property is verified for short term rentals, we make recommendations on internal and external furnishings and amenities to include in the residence to maximize its potential based on current market demand and trends from our 100+ listings to ensure you make the most from your investment.

Step 3:

After the property is fully setup, professional photos are taken, and the listing is created, we handle everything listed below! This way you can sit back and collect your rental income while we do all the work!

Do you screen your guests?

Yes we do. Guests without reviews, or with poor reviews are not allowed to instantly book the property. In addition to this, we screen guests by asking them questions including the following: “What is your full name and workplace?”, “What is your need for having this Airbnb?”, “Are you local?”, and “Who will be with you?”.

Do I have to handle guest communication?

No, we handle all guest communication 24/7, handling all pre-screening, check-in and check-out protocols, and answering any questions guests may have before and throughout their stay.

Do I have to communicate with cleaners or handymen?

We handle all communication and coordination with our trusted local cleaners and handymen to leave your property in its best possible condition.

Do you do maintenance on pools and hot tubs?

Yes, we have a certified pool and hot tub specialist come weekly to clean filters, and balance chemicals to keep the amenity in top condition for your guests.

What if my property gets damaged?

Airbnb offers hosts Aircover, which is a $1,000,000 liability policy in case of damage from guests. We file the resolutions to Aircover that display the damage from guests from our reliable cleaning team. Don’t stress it! We win more resolutions with proper records, filing and follow up.

What if a guest doesn’t follow the rules of my Airbnb?

We monitor cameras to make sure that guests are always following your Airbnbs rules. For example, if someone bring more people than listed, we can see this from our cameras and charge for extra guests. Or if a guest stays past check out, this can also be identified from the camera and we can charge late check out fees. In addition to this any evidence from our cleaners and maintenance crew will be reported to ensure your property stays in top notch shape and no rules are broken.

Do you report the income of my property?

Yes, we do! We track your income and performance then provide you with clear, easy to understand monthly reports. These reports are emailed to you within the first five days at the start of each month. We provide you with an overview of your properties performance along with management costs and maintenance costs.

How does your setup and onboarding process work?

We will work diligently with our local handymen and designer to get your property ready to be listed as soon as possible. We are able to use our extensive Excel punch lists to be able to ensure your property has everything is needs to get up and running as quickly as possible. Our professional photographer will be able to come in and take listing photographs. Once we have the photos, we will work to create the listing and upload it onto our professional management account with over 7,000 reviews.

How do you price the rental?

AirDream uses Wheelhouse pricing software to optimize all your pricing needs. The software sees local demand, all events in the area, and the best part is that it fluctuates daily so your property always stays higher in search results. Pricing is completely automated using millions of data to most effectively optimize your listing.

How do you optimize my listing?

Did you know that Airbnb is often changing its algorithms to affect how guests find properties? Each marketing platform has its own strategies for success, there’s no one size fits all and it’s important to know the differences to ensure your property gets seen. We will spend countless hours updating and adjusting your listing to ensure better ranking in your area and for your ideal guest.

What else do you assist with?

We handle all coordination with a designer, maintenance and landscaping crews, cleaners, and help with Short Term Rental Licensing with your particular City. In addition, we explaining and providing punch lists of all items needed for the property that must be ordered. Furthermore, we cover all marketing costs associated with the rental.
